The Complete House Construction Checklist for India — Every Stage, In Order
Most home construction goes wrong not because a decision was wrong, but because it was made too late. Here is the full sequence — from soil test to handover — with the deadline attached to each decision.

Almost every troubled house we are called in to rescue has the same story behind it. Not a bad decision — a late one. The owner chose the right tiles, but chose them after the plumber had already fixed the floor traps. They picked a beautiful staircase railing, but after the stair was cast at a rise that made the railing illegal. They decided on a solar water heater in month nine, when the terrace slab had been poured in month four with no provision for it.
Construction is unforgiving about sequence in a way that almost nothing else in ordinary life is. A decision made two weeks early costs nothing. The same decision made two weeks late costs a wall.
So this is not a list of things to do. It is a list of things to decide, arranged by the last moment at which deciding them is still free.
Stage 0 — Before you pay for the plot
This is the only stage where walking away is still cheap. Spend money here.
- Title search by a property lawyer, not by the broker. Thirty years of chain of title, not seven.
- Diversion / NA order. Agricultural land needs conversion before you can legally build a house on it. This takes months, not weeks, and cannot be back-dated.
- Check the master plan, not just the plot. A plot can be clean and still sit on a proposed 24-metre road alignment. The development plan is public. Read it.
- Soil test. Two or three boreholes. It costs a few thousand rupees and it is the single highest-return expenditure in the entire project. Skipping it is how people end up paying lakhs for a raft foundation they could have designed around, or worse, discovering black cotton soil after the footings are cast.
- Water. Borewell yield and depth in the immediate neighbourhood. Municipal supply timing and pressure.
- Setbacks and FAR for that specific plot size and road width — not the general rule someone quoted you.
If the numbers only work when you assume the plot is buildable to its full extent, you have not finished your due diligence. You have finished your hoping.
Stage 1 — Before anyone draws anything
Your architect cannot design a house for a brief that does not exist. Write these down before the first meeting:
- Who lives here on day one, and who lives here in fifteen years? Ageing parents change ground-floor planning completely.
- Absolute maximum budget, and which number in it is real. There is the number you tell people and the number beyond which you genuinely cannot go. Tell your architect the second one.
- Which rooms are non-negotiable and which are aspirational.
- Do you intend to rent a floor? That changes the staircase position and the meter arrangement, and it is very expensive to retrofit.
- Vastu requirements, specifically. "We follow vastu" is not a brief. "The kitchen must be south-east and the master bedroom south-west" is.
Stage 2 — Design and approvals

In Madhya Pradesh, plan sanction runs through the ABPAS portal — the drawing is scrutinised largely automatically against the bylaws, which is genuinely faster than the old counter process, but also far less forgiving of a drawing that does not comply. There is no officer to negotiate with. The software either passes it or does not.
Do not start excavation on the strength of a verbal assurance that sanction is coming. Construction raised before sanction is the most common cause of compounding fees, stop-work notices, and in the worst cases demolition of the built portion.
Stage 3 — The pre-construction lock
This is the stage owners skip, and it is the one that determines whether the project runs smoothly.
Before the first brick:
- Structural drawings issued and read. Not just received.
- A written contract with the contractor. Scope, rate, measurement basis, payment milestones tied to completed stages, penalty for delay, and who supplies what. A verbal agreement with a good contractor still ends in a dispute, because memory is not a specification.
- Decide the labour arrangement. Item-rate, labour-rate with owner-supplied material, or turnkey. Each is defensible. Mixing them mid-project is not.
- A dated bar chart. Even a rough one. Without it you have no way of knowing you are late until you are months late.
- Where material will be stacked, where water comes from, where the watchman sleeps. Unglamorous, and the cause of endless friction if unresolved.
Stage 4 — Substructure and structure
- Excavation to the depth the soil report specifies, not to the depth that looks sufficient.
- Anti-termite treatment before the plinth fill.
- Plinth beam and DPC — the damp proof course is a few hundred rupees of material that prevents a lifetime of rising damp. It gets skipped surprisingly often.
- Steel: check the diameter and spacing against the drawing before the pour, every time. Once concrete is placed, an error becomes permanent and expensive.
- Curing for the full period. Concrete gains most of its strength in the first 21 days and only if kept wet. Curing is free and it is the most commonly cut corner on Indian sites, because nobody can see the difference until a slab starts showing hairline cracks four years later.
- Cast-in sleeves for plumbing through beams. Drilling a beam afterwards to run a pipe is structural damage.

Stage 5 — Services, the true point of no return
Everything below must be decided before plaster, because plaster buries all of it:

- Every electrical point, at exact height. Including the ones for appliances you have not bought yet.
- Air-conditioner positions, with drain slope and a power point at the outdoor unit.
- Inverter and battery location, with separate circuits for what it backs up.
- Internet entry point and router position. Retrofitting a network cable through a finished house is misery.
- Geyser positions and their dedicated circuits.
- Water tank sizes and levels, both underground and overhead, and the pump.
- Solar readiness on the terrace: conduit down from roof to the meter position.
- Earthing pits, before the surrounding area is paved.
- Waterproofing to terraces, balconies, all wet areas, and the retaining faces.
If you take one thing from this article, take this: the plaster deadline is the real deadline. Almost every expensive retrofit we see in Indian homes is a service that was decided after the walls were closed.
Stage 6 — Finishes
- Flooring selected and quantities booked in one lot. Tile and stone batches vary in shade; buying in two lots on two dates produces two different floors.
- Door and window sizes frozen — they must match the openings, which were cast in stage 4.
- Kitchen layout finalised before the plumbing and electrical points are executed. The kitchen is where late decisions cost the most.
- Wardrobe internals, before the electrical points behind them.
- Paint: put the shade on a full wall in the actual room and look at it at three different times of day. A 50 mm chip in a showroom is not information.
- Railings, when the stair is cast — not later.
Stage 7 — Handover
- Snag list, walked room by room, written down, with dates against each item.
- As-built drawings, especially of concealed plumbing and electrical. In ten years, when a wall has to be opened, this drawing is worth more than everything else in the file.
- Warranty documents for waterproofing, pumps, lifts, and fittings.
- Completion certificate.
- Retention amount released only after the snag list is closed, not before.

The pattern underneath all of it
Read the list again and you will notice that the expensive stages are not the ones with the most work. They are the ones with the most decisions that constrain later work. Stage 3 and Stage 5 have relatively little construction in them, and they are where projects are won or lost.
This is, in the end, the entire argument for having a designer involved through execution rather than only at the drawing stage. Not because drawings are hard to produce, but because the sequence of decisions is hard to hold in your head while you are also running your own life and your own work.
