How Long Will Your House Really Live? The Three Ages of a Home

Every client eventually asks their architect the same question: how long will my house last? The engineering answer is about fifty years. After thirty years of practice I think a house has three ages, and the one that decides everything is not in any code.

There is a question that has sat in the mind of human society for centuries, and that almost every person who builds asks their architect sooner or later:

How long will my house last? How long will my family be able to live in this home?

If an architect answers from a purely scientific standpoint, the answer is arithmetic. The house's life is the collective average life of the basic materials that go into it — sand, cement, steel, stone, timber. Under the Indian standards that govern present-day construction, that working life is generally taken as around fifty years. Most construction is costed and specified on that basis. Call it the building's scientific age.

In the strict engineering sense, a house protects us from sun, heat, rain, cold, storm and sometimes earthquake. The span of time that can pass safely under that protection is, by the conventions of civil engineering, the building's estimated life.

But on the strength of an architect's experience, I would say that any house can be measured on two further scales. One is practical. The other is emotional.

The practical age

Many things decide how long a house remains the right house, and almost none of them are structural.

Members of a family reduce or increase. The definitions of relationships change. The harmony of the social fabric shifts. Economic equations turn out to be far less stable than concrete. A house's scientific life may be entirely intact and we may still be compelled to leave it or change it, because life is not a slave to permanent equations.

I have seen houses grow larger when the children moved out, and I have seen the same houses grow smaller as members were added. I have watched houses swept away in economic storms. I have also seen houses quietly retire even as the family's prosperity was still being nurtured.

Sometimes it is a new generation's new way of seeing that serves notice on the practical age. Sometimes it is simply a change in relationships that brings a house down. When the age is complete, the fort falls — whether that age was scientific or practical.

The emotional age

Now the third scale, and the one I want to dwell on.

What is the emotional age of a house built of lifeless stone?

A house is born emotionally long before its foundation is laid — in imagination, in the mind of the person and the circumstances that will make it. After it is built, everything good and bad that happens under its roof accrues to that emotional age.

There is the laughter that spreads through it. The warmth of relationships that travels from the courtyard to the kitchen. The intimacy that shows from the balcony to the bedroom. The faith that lives from the puja room to the safe. All of these events together give a house its emotional picture. Perhaps that is the fundamental purpose of building a house, and the true meaning of home.

The emotional age of a house can go on delighting several generations.

I have seen many houses still alive in the mind — even after they had become ruins. I have seen everything from old havelis to small chawls still standing in memory. I have seen elders cherished even amid rubble. Even now, some buildings seem to be celebrating the fact that their emotional age is not yet complete. I have seen crumbling minarets held up on pillars of feeling. I have seen houses with weakened foundations that still appear to be defending their walls out of sheer courage.

And I have seen generation after generation keep faith with such houses — just as I have seen some unfinished houses scatter before they were ever built.

Needs give birth to a house, and then the house fulfils needs. That is the truth of it. If a house cannot meet its needs, then however much of its scientific life remains, it is of no further use.

What this means for anyone building

I am not offering this as poetry in place of engineering. Both matter, and the engineering is not optional.

But if you are building, it is worth knowing which of the three ages your decisions are actually serving.

Specifying better concrete cover and curing properly extends the scientific age — and it is worth doing, because a structure that decays early takes every other decision down with it.

Designing so a ground-floor room can become a bedroom when someone can no longer manage stairs, or so a floor can be separated and let, extends the practical age. This is the one most often neglected, and it costs almost nothing at the drawing stage.

Getting the light right in the room where the family actually gathers, giving the courtyard enough shade to sit in, making the threshold generous enough that people stop and talk in it — that is what extends the emotional age. And that age is the one that determines whether the house is kept.

In closing

As an architect, what I want to say is this: a house should always be made from a balanced combination of scientific, practical and emotional material. That balance is what turns construction into a home.

Perhaps that balance is the prana pratishtha of a house — the installation of its life — which every architect wishes to perform, and does.

Stone, iron and timber can be assembled with money. But until love, faith and relationships come into being, a home does not come into being.

It is in the developing of that understanding that a real architect is made.
